Project Overview

This design and build refurbishment project comprised the reconfiguration of 4,500m2 of internal office accommodation. 

The project involved the strip out of all partitions, finishes and services and the removal of the existing staircase and service corridor. The kitchen and restaurant were relocated, as well as the main entrance and reception to incorporate a new walkway on the first floor level in the atrium space. The office layout was changed with additional meeting room suites added, including breakfast areas and tea points, a new gym area, additional showers and toilets new services, and lift. 

External works comprised alterations to the main entrance, extension of the existing car park, screening to the substation, external lighting and CCTV upgrades. 

The client’s staff were relocated to temporary accommodation on site for the duration of the works. We constructed and furnished 36 stacking offices and ensured all services were maintained to the temporary accommodation while upgrading the incoming supplies. We segregated pedestrian access and scheduled all deliveries in line with the traffic management plan in order to minimise disruption. 

We were also required to protect and maintain the existing communications room during the demolition and construction phases. We constructed a hermetically sealed temporary wall and ceiling around the room and a backup generator was connected to keep the communications live while the new substation supply was installed. We were then able to build the new communications room around the temporary structure; this maintained uninterrupted performance of the servers while maintaining a tight programme of works.
