Dawnus completed this project to provide three BREEAM Very Good rated two-storey buildings, bringing 2,870m2 of office accommodation to the picturesque North Dock Llanelli, a targeted regeneration location. The Design and Build contract was delivered for Dragon 24 LLP, a 50/50 joint venture between the Welsh Assembly Government and RO Developments Limited.
The primary purpose of the Dragon 24 offices was to develop high quality, small unit office and workspace accommodation, providing accommodation for a variety of different business types and offering flexibility and networking opportunities.
The building fabric at North Dock consists of a steel frame with beam and block floors. The external walls comprise rendered blockwork cavity walls, external timber cladding panels, polyester powder coated aluminium double glazed windows and external doors, and a distinctive aluminium standing seam gull wing roof.
Internal high quality finishes included comfort cooling systems, zoned lighting and stainless steel finishes to handrails. Raised access flooring and suspended ceilings were incorporated to allow easy maintenance and adaptation for future building flexibility. The project works also included drainage, incoming services and external works to car parking and planting areas.
The original poor ground conditions were improved by inserting stone column piles under the building footprint, an approach through which the requirement for material to be removed from site to landfill was negated.
Several environmental measures were also incorporated into the scheme during design development, including low NOx boilers, water metering, energy saving lifts, light sensors, zoning and the use of low energy lighting. The complex building management system installed allowed seasonal commissioning and reporting, which assisted in the buildings achieving a mix of category A and B Energy Performance Certificates.
