Dawnus has delivered an impressive, BREEAM Excellent rated headquarters building for the Monmouthshire Housing Association.
The new building comprises approximately 1,750m2 of naturally-ventilated office space over three floor levels, together with associated welfare and storage facilities.
Construction involved piled foundations, a ground level slab and erection of a locally sourced bespoke structural steel frame, with external works including perimeter gabion retaining walls, a new access road and carpark and a new storm and foul drainage system.
To meet high sustainability targets stipulated by the client, ‘passive’ design features were employed throughout the project, such as the roof ventilator and window system designed to encourage natural ventilation, and positioning of the build parallel to a line of deciduous mature trees to provide shading in summer and minimise the need for mechanical ventilation.
Throughout the building more than 80% of materials used were Green Guide A-rated and further environmentally friendly technologies installed include underfloor heating, rainwater harvesting, leak detection systems, solar thermal systems, photovoltaic panels which feed back into the national grid and infra-red lighting controls.
The building attained a Category A Energy Performance and the air tightness target was surpassed with a score of 4.1. We also exceeded the agreed target of diverting over 65% of waste by volume from landfill by reusing or recycling 97% of waste. Subsequently the project won the 2011 BREEAM Offices Award for Wales and the 2011 LABC Building Award for 'Large Commercial Building'.
