Project Overview

This project comprised the design and construction of a five-storey waterfront Travelodge Hotel complex situated adjacent to Holes Bay in Poole. The development includes a 125-bed hotel, complete with a Hungry Horse restaurant/bar and Costa coffee shop, as well as two separate retail units on the ground floor, and a fifth floor private gym.   

The works included ground remediation, piled foundations with reinforced concrete ground beams, steel framed structure and concrete floors. The building from the first to the fifth floor consists of a steel frame structure with a top deck roof structure with single ply membrane covering. Above this is a gymnasium and plant/services areas. Internally we installed pre-fabricated bathroom pods, reception areas, three passenger lifts and extensive fit-out works. 

The bathroom pod units were delivered to site pre-assembled and contain all bathroom fittings required for a hotel room. These were moved into place via crane and room partitions constructed around them. The units minimise waste and reduce the amount of work required to connect the fittings. 

The hotel and all of the above units or facilities were provided with mains supplies and connections to all statutory services. The hotel building was fully fitted out with the exception of some fittings such as beds, tea-making facilities, provided directly by Travelodge. All other units were completed to the shell stage ready for fitting out by the tenant. The building is required to meet Travelodge corporate standards and specifications, and we worked with their supply chain to ensure these were met. 

The external works provides for three seating areas to the retail units at ground floor level, a bin store area, hard and soft landscaping, paved pedestrian circulation areas, external lighting, planting and a large tarmac car park area together with all services in connection.
