The project involved the design and build refurbishment and rebuilding of retail and commercial buildings located at Peach Place in Wokingham town centre. This included the creation of five new flats and refurbishment of two existing flats.
Our works involved refurbishment and upgrading of external elevations, conversion of existing upper storey offices into apartments, demolition of existing residential flats and erection of new residential flats. The scope of the work also included new access to the flats with a lift and a glazed curtain wall. Dawnus also carried out associated infrastructure works to services and car parking.
While some of the existing facades were retained, we removed the façade above the shop fronts and built a new façade flush with the existing shop fronts. These works were carried out while the stores remained open for trading and the footpath remained a thoroughfare.
The town centre is extremely busy and operates on a one-way system with a constant stream of traffic. The stores on the ground floor/street level remained open throughout the duration of the project. There was also very little space for storage on site; we implemented an innovative traffic management plan which included a programme and tracker of deliveries to ensure materials were not stored on site for long periods of time and deliveries were made in off-peak periods. We also programmed the recladding works to avoid works to certain elevations at periods where there were higher numbers of pedestrians and shoppers.
The project achieved a BREEAM Very Good rating, and sustainable features of the units include energy display devices to monitor electricity and heating fuel usage, energy efficient appliances and light fittings, provision of cycle racks, water saving fixtures and rainwater harvesting, 40 gas boilers, and use of A-rated materials throughout.
