Project Overview

This project involved the design and construction of a 4,500m2 retail sales area with associated back of house and warehouse facilities on a contaminated site. The main sales floor is raised over undercroft parking and is constructed on split levels with a 1,500m2 mezzanine. Access to both sales floors is through both travellators and lifts. 

The upper two-storeys of the building contain a four screen, 602 seat cinema. Dawnus constructed all aspects of the cinema and fit-out, including the concrete stepped terracing, acoustic partition walls, acoustic floors, internal linings, mechanical and electrical installation and finishes. The entire project is built on an existing gasworks site, where two buildings were demolished and circa 4,500 tonnes of soil remediated. 

The project also included the re-construction of an existing 264 space town centre car park to modern standards, and the construction of a new long 35 space long stay car park. In total we constructed 514 new car parking spaces and laid 12,947m2 of surfacing to car parking and access roads. 

The project also included extensive Section 278 works, to remodel the main access, create additional lanes on a major roundabout and introduce a signal controlled junction to a major interchange in the town. 

The existing site was bisected by a tributary of the River Anton, which flooded onto the surrounding public car parking in storm events. In order to create the development area we had to close the tributary and divert the flow into the main channel running along the perimeter of the site; the final design included a flat area alongside the channel set so that it was slightly inundated at normal flows, to create a wetland environment for flora and fauna. The Environment Agency were closely involved with the design and construction of this area, so much so that they used it as a sample project for some of their in-house training.
